Major tenants include Dolby, OMD USA, Lighthearted Entertainment, Pixelogic Media Partners, Hula Media and Moviola.

CHALLENGE
Alameda Enterprise was experiencing long standing vacancy despite the strengthening market dynamics in the Burbank Media District. With Disney vacating the adjacent tower, Colliers was tasked with integrating a leasing and marketing campaign to focus tenants on the unique offerings at 4000 Alameda.

STRATEGY/SOLUTION
> Promote the plug n play nature of second generation improvements to tenants with sensitive CapX constraints.

> Direct outreach to post production users, focusing on the existing production improvements and tenant synergy at 4000 Alameda with other media groups.

> Direct outreach to West Los Angeles media tenants.

RESULT
> Signed Class A, high-rise comparable leases totaling 37,426 RSF with Pixelogic and Hula Media Services for two full floors.

> Expanded Dolby to lease 20,748 RSF.
