CHALLENGE​
> When RREEF purchased the asset it had two floors, 30K, of law firm space that had been vacant for three years. Perception was tenants and their brokers felt the building was too far from Market Street and wouldn’t tour it.    

> ​637 Commercial (connected to 505) was occupied by a subsidiary of Omnicom which was vacating 22K of “open plan creative space”. Targeted users and their brokers wouldn’t tour it because it wasn’t perceived creative and in SOMA.

STRATEGY/SOLUTION
> Implemented strategy in which we marketed via email, hard mail and phone calls directly to the decision makers encouraging them to have their brokers bring them though the buildings. 

RESULT
> The floors in 505 Montgomery were leased to a national law firm, Davis Wright Tremaine.  Subsequently the firm expanded to 40K SF and recently renewed.

> 637 Commercial “creative space” was leased to Method Home Products.  The company has expanded this HQ location and now occupies 38,000 SF.
