Diablo Technology Park consists of 385,000 square feet with frontage along the Interstate 10 freeway, which is Phoenix’s densest and most active freeway. Located within minutes of Sky Harbor International Airport, unparalleled access to three freeways, and the most prominent signage exposure in Phoenix. The challenge lied in the development itself focused on industrial and flex environment. This site was perfect for dense office users and the ownership needed to convert the property to appeal to the corporate office users in Phoenix.

STRATEGY/SOLUTION
> Create “Best in Practice” Team *Construction, architects, designers & marketing
> City/State engagement with Economic Development

> Convert buildings to creative and corporate office space
> Market and Prelease building to Tenants and Brokers

> Redistribute parking and add attractive amenity base   
> Define lease economics structure, costs to deliver
space and implement marketing campaign.

RESULT
> Successfully attract and lease a “New to Market” 100,000 user called Computershare    
> Recast existing tenants for over 100,000 SF including companies like Artesyn, Nokia, and Xerox
